Some things happen gradually, and then suddenly…this renovation is one of those things. We have gradually been moving in the direction of the project. We have been placing orders, resolving problems, thinking about the details. It has been slow and painful planning process just gradually moving closer to when we have everything planned. We are almost there and time for execution is approaching. This week, we begin to get our hands dirty. It is still preliminary work, but at least it is an actual sign that we are beginning. We will be working on the electricity project I talked about before so we have a crew doing something!

We have also detailed our ‘critical path’. We have to limit the number of rooms that are out of service because most of the work will be done during our busy season. We have worked through the logistics of renovating rooms in a twelve day window. Our goal is to do 16 rooms at a time. Let me give you a glimpse of what that needs to happen:
THE BREAKDOWN PHASE
Housekeeping strips the rooms of bedding, towels, clock, amenities, collateral, etc.
Furniture is moved out and sorted depending on where it’s going. Some will go to one of our other hotels, and some will be sold or given away. This has to be planned in advance and transportation must be available so we don’t have to store it. Wall vinyl is taken down from the accent wall and the wall repaired, Electrical plates are removed, drapes are removed. In the bathrooms, the mirror and lighting is removed, all bright work is inspected and changed if necessary, wall vinyl is removed and the wall repaired.
THE REBUILDING PHASE
Ceilings are painted if needed, wall vinyl in accent wall is put up, and wall vinyl in bathroom is put up. Old carpet is removed and new carpet is installed. Artwork, mirrors are installed. Wall plates replaced. Headboards hung, furniture brought back in including the new beds. The new lighting is brought in and the new sconce hung, drapes are installed. The bathroom mirror is installed, this has the lighting in it so its one installation. After this, housekeeping brings in towels, bedding, etc. and prepares the room for sale.

I left out a lot of detail work that has to be done along the way but I don’t want to make this too lengthily and boring (I know some will say…too late!). The point is to show that the challenge is in the details. It is not a simple job when one is doing multiple rooms. We have to coordinate our own crew, wall vinyl people, carpet installers, and all while not wasting time! Each time we finish the process, we have to start again. We have 248 rooms and we are doing it 16 rooms at a time.
